HERE IS SOME HISTORICAL DATA
From 1981 up until the end of 1983, California was going through one of the toughest real estate markets ever experienced since the great depression of the 1930's. Interest rates were at the highest levels ever and there were way too many homes for sale.
Creative financing became a trend and All Inclusive Trust Deeds, Subject To Transfers, seller carry back, leases with option to buy were extremely popular.
But there was equity to work with and closings, though not too many, were happening.
Then came the real estate bonanza of the late eigthties which started with the creation of the Deferred Tax exhanges in 1986. I remember the frenzy at the end of the year when sellers tried to close escrow before December 31st. so they did not have to exchange when selling an investment property to buy a replacement.
It was one of the few Decembers I remember to be booming.
Sellers markets come and go. Buyers markets come and go.
We are now at one of the deepest buyers markets in history, but this one will disappear also.
